True-life Account: Our Landlord Kept Our Deposit and We Took Her to Court – Part 2 – 3 sessions with the magistrate and conclusion

​In part 1, I chronicled the court sessions prior to the hearing before the judge.

January 16 finally rolled around. I slept very little the night before, tossing and turning with thoughts of the case churning in my head. Because of the stress, I had a large zit develop overnight.

Early in the process, Stuart and I had resolved to fight her every step of the way. We’d spent every weekend working on our defence, rebutting each and every accusation she’d uploaded into the portal.

We had no clue what this session would entail. But we made an educated guess that it wouldn’t be over in one session based on our previous experience with the assistant magistrate via the Zoom before, witnessing how Catherine (our ex-landlord) managed to drag things out.

Preparing for the session, we had to wear business formal attire and prepared drinks we could reach for on the table. Logging into Zoom via the details provided by the court in the web portal, we waited for a while before the session with the judge started.

Again, the judge didn’t introduce himself, just like the assistant magistrate we dealt with previously for the document collection process. We called him “sir” and “your honour” to be safe.

Catherine started the session by saying she had emailed the judge a document last night and asked him to look at it to “help him” with the case today. I gripped Stuart’s hand. Was this allowed? If this was new information, will we get a chance to rebut?

The judge replied that he was not allowed to read that document at this late minute, as that could unfairly sway the outcome the day. We breathed a quiet sigh of relief.

At this point, I could hear and feel my heart pounding strongly and feel the strain coursing through my veins. This was the fight or flight system working full time.

The judge then took our oaths. Not that this prevented anyone in history from lying through their teeth, as Catherine would proceed to do for each and every court session.

The judge verbalised some rules, such as no eating, and speaking slowly and clearly. The session is being recorded, but we the claimants and respondents are not allowed to record.

We were asked to create “hearing bundles” from all the documents we submitted prior to this session. This would be the repository from which we can refer to when presenting our case.

Interestingly, we could have had witnesses, but since we were not told this beforehand, we didn’t have anyone.

Catherine is shocked there is a limit to the Small Claims Court

The judge then proceeded to look into Catherine’s counter claim. Unbeknownst to all parties, the cap for a small claim was $20k, not $30k, like Stuart and I had assumed. Catherine had made a counter claim of $60k.
The claim could have gone up to $30k, but that required both parties to agree. It is unlikely that claimants would have agreed to raising it to $30k, as it’s not in the claimants’ interest.

He now gave Catherine an opportunity to either stick to this court, with its $20k limit, or take this to a civil court. She had to pick and choose from all the items she’d listed as damaged so that they would amount to $20k or less. She would be given a deadline to file a civil suit, or the case would be returned to this small claims court. She now had the power.

She took a while to even understand what the judge had now said to her and requested some time to process it. Patiently, the judge showed a lot of compassion and repeated what he said to us twice.

Finally accepting the limitation, she again requested to take 15 minutes to discuss this with her husband.

Returning online, she still didn’t have the list of items that would amount to $20k or less. She asked the judge if this issue could be mediated. We were puzzled. What did she think we were doing here?

If she were open to mediation, why did she threaten us with claims of police reports so that we would give up our deposit?

The judge then asked her if she could possibly speak with us directly to resolve the situation. She admitted that she couldn’t. We couldn’t either, to be truthful, after all that she had alleged.

She received another 10 minutes to adjourn and discuss with her husband.

Coming back online, she still hasn’t given up. She questioned this requirement of the court to limit the counter claim amount and disagreed with the judge. He calmly disagreed with her. What world was she living in? In that world, do judges simply make things up just to mess with defendants?

He again asked her to state what items she was claiming for within $20k. She again hedged and they went back and forth for the next 15 minutes. Finally, after another 10 minutes, she acquiesced and opened a document that was a quotation, of which she could refer to to pick the items she wanted to make up $20k.

She spent a further 10 minutes browsing through her quotations. The judge had to prod her to ask if she was done picking. After more back and forth, she started using a calculator for this task. She used another 20 minutes to do this.

The judge called for a break.

Returning to Zoom, we watched as she listed the items she’d picked for the claim amounting to less than $20k. We noted down the items and the amounts claimed.

The judge then asked about the handover process [insert link]. I had prepared a document detailing how the handover went, while she had not. She boldfaced lied when she claimed that Stuart and I left the handover for 45 minutes. She was setting up her other lie, where she claimed she made a police report that I’d scratched her car during the handover.

I’d left the house for a few minutes to fetch a big bottle of water from our car and saw her husband loitering around our car near a neighbour and introducing himself to that neighbour. I thought nothing of it at that time.

Her husband must have seen me observing his actions, and decided to claim that I’d “scratched” their car. She produced “evidence” of photos of her car with small nicks. Of course, we noted that the metadata showed the photos were taken days after the handover. She wasn’t very good at manufacturing ‘evidence”.

The police have never visited us after she made her “police reports”.

 The judge wanted to know why her husband went to the handover to try and accost me. Months ago, during one of the viewings, Catherine’s husband, Bob, turned up and Stuart asked for some identification as he wanted to enter the property we were still living in. She had tried to foist her husband on Stuart to deal with our various complaints about the auto-gate and oven not working; good-cop, bad-cop routine.

Bob, a rather large man, turned up at the handover pretending I was a stranger and demanded to know who I was. This is retaliation for Stuart asking him for his identification during the viewing aforementioned.

It was a completely futile, childish and aggressive move to intimidate us, as by that time, they would have already decided to keep our deposit.

Catherine explained to the judge that it was completely normal for her to do handovers with her husband present. Even the judge didn’t buy it, as he expressed his doubts that that was a normal thing to do by real estate agents (Catherine is one).

With all of us exhausted by her antics at this point, the judge called for an adjournment of 1.5 hours for lunch.

"Where's the crack?"

We didn’t have much of an appetite, knowing we had a stressful afternoon ahead. Once again making sure we have drinks on hand, we put on our jackets before entering the Zoom meeting.

We were not surprised when Catherine had something to say immediately. She proceeded to argue that we, the claimants had to prove that we left the house in good condition upon handover, and that she had her own interpretation of fair wear and tear.

To do that, she presented two case laws, both from the UK, from decades ago. The judge was not convinced they were relevant, and stated that the onus is on her to prove damage was done to the house.

This is similar to having a friend claim there was a leprechaun in their backyard. You would say, “What? Do you have a photo?”

The burden of proof is always with the person making the claim that something exists.

Moving on, with Catherine telling the judge he didn’t know how to do his job, the judge tried to go into the first of ten points up for judgement within the $20k purview of the court. She took another 15 minutes to find the documents required, understandably, since she’d uploaded hundreds of documents.

Finally, we started with the first item, which was about the functioning of the auto-gate. She claimed without evidence that we’d cut the wires to the gate, that because we’d hung the national flag on it for the National Day celebrations, that caused the gate to fail.

Stuart disagreed, with him explaining to the judge that the system was over 20 years old, as related to us by the gate maintenance company. Because of aging wires and water leakage into the system due to the rain, it was prone to failure. We’d done our part in maintaining it.

The maintenance of the tree [insert link] was up next. We went back and forth on it, but ultimately the judge gave her another chance to produce photos to show the height of the tree.

Next, she brought up the issue of a weed called Balsam. It had grown on the boundary wall adjoining the neighbour, and it was something we had missed, as it was hidden by the banana trees. Right in the beginning, we’d offered to pay for the removal of the plant.

For Catherine however, it was letting us off the hook by us just paying for the removal of the plant. Her accusation was that the wall was cracked as a result of this plant growing, and we’d have to compensate for repairing the crack caused by the roots. She presented various pictures of the plant and how it was removed by a worker.

We were relieved when the judge kept asking her where the damage was. At one point, he said, “Where’s the crack? I’ve zoomed in 45 times and I still can’t see the crack.”

Up next was the issue of the zinc fence located on the other side of the boundary wall. The bottom of the fence had rotted during the lease due to rain and corrosion. It was however, Catherine’s claim that the rot had caused cracks in the wall. Again, the judge raised the problem that he could not see any damage to the wall.

Just a few minutes past 5 pm, the judge decided to adjourn the case to March 14. Before we ended, we were non-plussed when she again tried to change his mind on what fair wear and tear is. Clearly, she’d sensed he wasn’t buying what she was selling.

The judge patiently pushed back again and tried to close the day. Undeterred, she chimed in one last time, asking to present evidence for the other items not covered by the $20k of ten items. He declined her request and finally managed to close the proceedings of the day.

March 14 rolled around and we once again prepared for the Zoom hearing that would start at 9.30 am. We had a better idea now what to expect during the hearings, so mentally we were more resilient, but Stuart still slept badly. We braced ourselves for what’s to come.

Taking our oaths once again, the judge then proceeded to ask whether we’d received the CD of photos with metadata that Catherine had promised to mail. We confirmed that we had.

The first issue today was the cleaning of the place before the handover. She made claims that the wooden fence of this “heritage home” was destroyed by the jet spray cleaning. Stuart and I struggled to remain composed. The house looks very similar to many semi-detached houses in Singapore, but by no means was it a “heritage home”. Does the National Heritage Board know they’ve missed putting this house on the “heritage homes” list?

The judged asked if at any point she asked for the house to be cleaned again since she’d been very unsatisfied with the results. He also noted that at no point during the handover [insert link] did she bring up the issue of cleanliness.

She also claimed that the house was 4000 square feet and that what we paid the cleaning company couldn’t have possibly covered the entire house. We replied that while all the floors and the grounds may be close to 4000, the house itself was only slightly more than 2000 square feet.

Helpfully, she offered to show the judge two bags under her desk – one of dog fur missed by the cleaning company, and one containing “saddle bag bugs”. The judge asked what saddle bag bugs were. She showed him photos of lizard poop still stuck on the wall, missed by the cleaning company.

We again struggled to contain our mirth. There are no such things as saddle bag bugs; she made it up to sound “upper class”. Gentile ladies certainly didn’t use words like “poop”.

Wisely, he declined to see the bags.

She did show pictures of the gate looking worse for wear, and we disputed that, since we knew the gate’s white paintwork was in terrible condition due to rain and pollution. She tried again to tell the judge how to do his job, that we had to show it was clean. The judge reminded her again that the onus of the burden of proof was on her, if it was her claim that the gate was damaged.

Up next was the issue of the broken gutter on the edge of the roof. Her claim was that we didn’t maintain the gutter, while our argument is that it was wear and tear. We’d never noticed it until she produced a photo of it in tatters, metadated many weeks after the handover. The judge also asked when the gutter was installed, and she wasn’t sure. The question now is, is the gutter’s damage our fault?

Catherine then chose to show a photo of me walking on the treadmill in the living room, a photo that she took while she was showing the house to potential tenants after we declined to renew the lease. Carrying on for a while, the judge said, “I’m giving you one minute to make your point.”

She asked, “Why was she on the treadmill?” The judge enquired as well.

This was the first time I’d been asked a question during the hearing and I relished the chance to state my case.

Firstly, it doesn’t say in the tenancy agreement that we cannot live normally, including exercising, during a viewing. Were we supposed to twiddle our thumbs during a viewing?

Secondly, it was unreasonable to expect tenants to put a sheet of plastic under every piece of furniture. The judge agreed with me.

Failing to win her point, she went low: “Look at her skimpy attire. Are those the appropriate shoes to wear?”
If she thought that comment would swing the judge’s view of me in her favour, she was sorely mistaken. It simply demonstrated how small of a person she is.

Perhaps trying to build on that momentum of insulting me, she once again tried to tell the judge about what wear and tear is. Once again, the judge firmly shut that down.

We broke for lunch just before 1 pm and returned at 2.30 pm.

You don’t know how to do your job, judge

The first thing on Catherine’s agenda was presenting two case laws. The judge allowed it even though he’d commented that they were not relevant before.

The first one presented was from 1959 in the UK, and the other one was from 1928. The judge disagreed that they were relevant. Not giving up, she presented another one from Singapore from decades ago. In this case, she was making the point that the burden of proof was on Stuart and I to proof we didn’t damage the house.
Failing to convince him, she made a 10-minute garrulous speech about how she’s been wronged by us, and how she doesn’t think going item by item is fair on her.

After this rant, we returned to the issue to the broken gutter, as the judge had asked her to produce photos taken during the handover, presumably because she tried to attribute the damage to us.

The only photos she had were taken many weeks after the handover, which were not convincing in the least. There was another trick up her sleeve however.

She proceeded to tell the judge that her husband had dengue fever, and that’s why she was so concerned about the gutter. This is a bewildering argument, because if the gutter was indeed broken, then there would be NO water ponding, i.e. no mosquito breeding. What was her complaint exactly?

We then moved on to a really deep and wide scratch in her photo taken many weeks after the handover. The judge made us smirk internally when he said, “It looks like a dinosaur made this scratch.” We argued that damaged that happened after we’ve handed over the house shouldn’t be our responsibility. He agreed.

Moving on the to issue of the parquet floor, she claimed that our dog scratched the floor and that we didn’t have permission to keep a dog in the house. We demonstrated to the judge how on two occasions prior to signing the tenancy agreement we mentioned the dog. Catherine chose to ignore that and signed with us anyway.

Mildy irritated by the mention of the dog again, he declared, “Please, no more about the dog.” This was clearly a non-issue for him. He asked for more evidence of work done on the floor before we moved in. We spent a lot of time looking at her “evidence”, while ultimately, she didn’t produce any receipt for the work done on the floor.

We adjourned for 5 minutes.

Returning to the Zoom hearing, the judge further delved into the question of the flooring, and she tried to explain why she took the highest of three quotes to claim against us.

Dog odour was the last item of the day. Her claim was that the house smelled of dog, that people had commented to her about the odour. We reminded the judge that at no point during the 3-hour handover did she mention an odour, nor does she have a meter reading from an odourmeter.

Before concluding for the day close to 5 pm, the judge asked her to produce a receipt for the work done on the floor before the next and final hearing. He also indicated that a judgement will be made to conclude the case.

Pre-final hearing submissions

A few days before the final hearing, Catherine uploaded a “receipt” that the judge had requested for. Suffice to say a child could have created this receipt. It came from a typical receipt book you can buy in a stationery shop. There was no receipt number and no company name, nor the name of the person who issued it. We thought it was apparent the “receipt” was made up by Catherine and scanned.

We also uploaded before and after photos of the same scratches on the parquet floor to show that if indeed she had the floor worked on, why did those scratches remain exactly the same before we moved in and after we moved out?

Judgement day

We had just returned from a holiday the day before, so we were fully rested, only for the stress to come roaring back the moment we woke up.

The judge was slightly late but went straight into the previous issue of the parquet floor, requesting for Catherine to produce the receipt. It all went downhill from here.

Her first argument was that Stuart and I shouldn’t be allowed to upload any documents, even though she had done so. She didn’t like that we were able to comment on her “receipt”, and claimed that she was not allowed to upload documents.

The judge did not let that go, and stated that she’d literally uploaded hundreds of documents in the portal, so her claim was false.

Irrelevantly, she brought up the attic and the stairs, and the fact that parts of the house was renovated. We’ve never disputed some work was done. What was her point exactly?

It was like she was living in an alternate reality where the house she handed over to us was pristine, spotless and flawless. In reality, the house was far from perfect, and we experienced it pretty soon after we moved in.
Bizarrely, she brought up the dog again, claiming that the dog was responsible for all the scratches. Lots of time was spent looking at her photos, trying to identify the photo of the room we were disputing and failing to, and her asking the judge to look at this “holistically”.

We finally moved on to the oven, where her claim was that it was faulty when handed over back to her, and that it was new and working when it was handed over to us. This is another doozy.

In the history of the world, no home appliance had ever broken down over time? In what world does that make sense?

We used the oven almost everyday, and we got it repaired by the original appliance maker one week before handing it back to her in working condition. In fact, Stuart asked her to touch the metal rack if she didn’t believe it was hot. She declined at that time.

Because the onus is on the person making the claim to produce evidence, the judge asked her for evidence that the oven wasn’t working. She could not produce any.

Finally, we’ve reached the last item – the aircon. Her first claim was that she didn’t allow her to have the original copies of the servicing receipts. We did allow her to take photos of them. That, according to her, was evidence of use forging the receipts.

The reason that’s strange is because she took photos of the original, so she saw the original receipts with blue ink, signatures and descriptions of the service provided. Even the judge expressed doubt that such receipts would be forged.

Her next claim was that the aircon pump was dirty and that it wasn’t cleaned by the aircon men. Since this stipulation was not in the tenancy agreement, we didn’t service it.

Her final claim was that because the price of the servicing package was reasonably priced, we’d forged the servicing. The judge also questioned the price of the package. I explained that I was a long time customer, so I received a preferential rate. In fact, I had right at the beginning asked for three quotes from three different companies, and the other more expensive package was only $100 more.

With this, the judge announced that we were to adjourn for lunch, and when we returned, he would deliver this judgement.

“A miscarriage of justice”

We all returned at 2.30 pm, only to have the judge request for more time to write up his verdict. We were to return at 3.30 pm. A little anti-climatic to say the least.

He was an additional 13 minutes late again when he started the Zoom session again. He started by summarizing the case with dates and numbers, read out again the clause from the TA where it stated that the deposit is to be returned to tenants and the fair wear and tear clause, reiterated that the onus is on Catherine to prove damage, and brought up the case laws that she presented, concluding that they were not relevant to this case.

Interestingly, he referred to a document that I had uploaded, where I detailed what happened during the handover and the fact that Stuart and I never signed off on her notes.

He ran through each item in dispute and awarded her for 5 out of 10 items. Ultimately, we still got 89% of our deposit back. Stuart and I could barely contain our glee. But we still had to maintain our composure until the close of the Zoom session.

Notably, he said, “I’m not that interested in having a conversation about the judgement.”

The judge asked when she could transfer the money, adding that he typically gave people three days to make the transfer and what method of transfer she preferred – bank transfer or Paynow? He added that Paynow was easier.

You would be mistaken if you’d think she had admitted defeat. Till now, she was silent, with a blank expression. “I need a moment,” she said to the judge. “Can I have 5 minutes?”

He granted her that, but not a minute more, when he asked again which method of payment she preferred. She replied that she would use bank transfer and the judge asked if she had Stuart’s account number, and added that he had the number in front of him if she needed it.

The judge asked if we had any questions, and Stuart asked what the process was for enforcing the payment. He replied that the information was available online.

Catherine chimed in at this point to say, “I’m quite perturbed that many items had been dismissed”, and that she was forced to choose only 10 items out of her $60k claim, cited the case laws again, that Stuart and I had cut the wires of the auto-gate (insert eyeroll), that we had destroyed the house, and this was a “miscarriage of justice”.

Responding to this tiring tirade, he said he is not reversing his decision and that he does not engage with people who claims he is unfair. He also commented on her accusations that he forced her to pick and choose the items, disagreeing with it, that she was given the opportunity to pursue this in a civil court, and that he gave her plenty of time to discuss with her husband and that ultimately, she chose this forum.

“I’m not interested in engaging about whether I am unfair,” was his final comment.

With no more questions, he closed the session. I imagined the bang of the gavel.

A surreal and bewildering case

No one was more surprised than Stuart and I when on the third and final day, the money arrived in Stuart’s account at 10 pm.

Throughout the third day, I went through the court’s website to find out the exact process for enforcing a judgement. We were convinced she wasn’t going to admit defeat, since she truly believed in her alternate reality that her house was destroyed.

She could also have appealed. Luckily, the judge was quite insistent that she pay up, and she obeyed, for some reason.

In the following few days, we still found it hard to believe this nightmare was over. We had fought this case for 8 hard months, and now we have our weekends back again, free to do whatever we want. It was a little surreal.

These days, we have a little laugh about the case occasionally, but we wouldn’t wish Catherine on our worst enemy.

​After a harrowing three-hour handover at the end of the lease [insert link], Stuart* (my partner) and I were not surprised when Catherine*, our former landlord (who is also a real estate agent) refused to return our deposit.
​
We had no choice but to file a claim in the Small Claims Tribunal. The earliest date in the system was more than a month away.

First In-Person Attendance at State Courts

The first thing to note is that we had to “serve” the order to appear in court for this claim via mail. Since we knew the address listed in her identity card was that of the house that we had rented, we had to drop that letter in the letterbox of the house.

Returning there felt weird as we had thought after moving out we would be rid of that place. Little did we know this was just the beginning of the hell that was the Small Claims Tribunal with this unhinged individual.
September 30 finally came and we turned up at court with trepidation. Would she turn up? Did she receive the order in the letterbox?

We unfortunately didn’t understand the instructions given, because we waited for a while before realising people who arrived after us went into the hearing room before us. I decided to take a closer look at the service kiosk and realised we had to take a queue number.

Going back to wait with Stuart, I realised Catherine was also there. We breathed a sigh of relief. After another 30 minutes, our number was called and we all went in. We had not exchanged any words thus far.

​She Was Always Going to Fight This

Sitting in front of the young assistant magistrate (we’ll call him AM; he didn’t introduce himself; no one knew what to call him), we soon realized there would be no quick resolution, as Catherine only had one response to everything – “I will respond to that later”. She produced no evidence whatsoever.

Given this situation, the AM scheduled another session via Zoom for more evidence to be produced by Catherine.

We were bewildered. It felt like she knew exactly what to do in this situation, while we had naively thought this case would be resolved on this date.

​An Avalanche of Documents

rior to the Zoom call with the AM on October 21, Catherine had uploaded hundreds of documents of what she called “evidence” against us. We had also received a CD containing videos of the property she handed over to us when we started the lease, and voice recordings of her and her husband speaking to the aircon servicing company and the auto-gate company.

Unbeknownst to us, she had taken lots of photos of the house during the lease. But these photos were not in the CD, so we could not verify the metadata on them. She simply pasted the photos in powerpoint documents.

Some we presumed she took when she visited the house to collect her mail [insert link]. Some she took when she requested to bring a bank officer to value the house. Others she took when she was showing the house for potential tenants.
She had been quietly gathering “evidence” against us, documenting things she felt we’d done wrong. Why would she do this?
Was this her modus operandi? Did she anticipate us not renewing the lease? Was she always going to keep our deposit and knew she needed ammunition to threaten us with?

We felt completely overwhelmed. The photos were of things big and small, from lizard poop on the wall to a large scratch on the marble floor that we didn’t recognise. Every weekend from now till the first court date with the judge would be spent mounting a defence to these insane allegations.

October 21 was spent with the AM running through the uploaded documents by Catherine. When asked if she could upload the receipts for work done based on her allegations of damage, she said yes, but ultimately never did, and said she would mount a counter claim.

If she indeed has receipts for work done, why was it so difficult for her to upload them?

She had already uploaded hundreds of ridiculous allegations.

The AM scheduled a next hearing date for November 25 via Zoom again, and said all documents must be uploaded before he can schedule an actual court date with the judge. We requested for her to put in another CD all the original JPGs with metadata so we could verify the validity of her claims. ​

​Outrageous Allegations Abound

The allegations were so unhinged that each time we opened a document our jaws dropped, and we asked ourselves, is this actually happening? Are we in Twilight Zone?

For the sake of brevity, we have to pick the “greatest hits”.

Allegation: The tree is a safety hazard
We didn’t plant the tree. It was already as tall as the house when we started the lease.

Catherine accused us of “letting the tree grow so tall that it was a lightning risk”. Yes, the tree continued to grow, as plants do. We were never told to maintain it at a certain height. It was never a condition in the tenancy agreement (TA). There was no hint from Catherine that anything was wrong with the tree, until the moment we declined to renew the lease.

There were also plenty of very tall trees along the streets in the neighbourhood. Were they also a safety risk? Why hasn’t NParks cut them down?

Allegation: I am married and Stuart cuckolded my husband
4 days before the handover at the end of the lease, Catherine had gone into the Registry of Marriages portal to look for my marriage certificate. She found it because I used to be married.

Why did she do that 4 days before the handover? Was she also hoping to use this as ammunition since we’d declined to renew the lease?

She said in her submission to the court, “It is well known that people who are cuckolded will destroy the house”, and that Stuart and I were “living in moral sin”. She would never have rented the house to us if she had known that Stuart and I were not married. We never claimed to be.

It’s peculiar that she did not check our marriage status before renting to us. You would think that a person of such prudish orientation would take great pains to vet the people she rented to.

The fact that I am divorced didn’t matter. The whole point was to cast aspersions on our characters in front of the judge.

Interestingly, absolute strangers can get together and rent in Singapore.

Allegation: She claimed to have reported to the police that the dog bit her and a contractor – 2 months into the 2-year lease
That’s ancient history, you might think, but you’d be wrong, because she claimed to have made a police report about incidents that allegedly happened very early in the lease. Well, recollections may vary.

We do recall the dog trying to lunge at the contractor that was going to fix the door knob. However, there wasn’t an injury because the dog never made contact as she was on a leash.

Any responsible dog owner would be horrified that their dog had bitten someone. We certainly would have tried to dress any wound had a bite occurred. Catherine and her husband claimed that they had “settled” with the contractor by paying them off.

No receipt or other evidence for this was ever produced when we requested for them.

I also recall the dog trying to nip Catherine’s hand as she was standing very close to the dog. I didn’t notice any wound that time either, and she pretended nothing happened. She took a fuzzy photo of her hand later that didn’t show any wound that she presented to the court.

What’s strange is that these alleged incidents only became complaints after we declined to renew the lease.
Till today, no police have ever visited us, nor have we seen any of the reports. Are the police slackers? Or were these “police reports” meant to intimidate us into not pursuing the return of our deposit?

Allegation: The $5 Ikea blinds caused the failure of the electric wiring of the whole house
We had stuck two pieces of $5 Ikea paper blinds using the double sided tape attached to the product to the ceiling of the porch to shield us from the morning sun while we had our morning tea. Within days, they had blown off due to strong winds and rain. Some paint came off.

Apparently, according to Catherine, these blinds caused the failure of the entire electric wiring of the house.
I will allow you, the reader, a moment to try to make sense of this.

During the bizarre handover [insert link], the electricity was working just fine. This allegation only emerged in several of the hundreds of documents Catherine uploaded for the case.

Related to this allegation is another one alleging that the Singapore flag we hung on the gate during the National Day celebrations caused the auto-gate to malfunction. There were numerous problems with the auto-gate as the system was more than 20 years old, but a flimsy piece of flag was certainly not the problem. ​​​

Busy and Virtuous Months Ahead

On the last Zoom session with the AM on November 25, not a lot went on, other than verifying that Catherine had lodged a counter claim against us. He also noted that the deadline had come and gone for her to upload any receipts. She insisted that she had them, but of course intentionally missed this deadline issued by the court for some reason.

The AM then tried to schedule a first hearing with the judge, asking us for dates when we would not be available. Catherine proceeded to tell the AM that she was busy for the next few months. Luckily, the AM was insistent about telling a date, undaunted by her delaying tactics, asking for specific dates, rather than writing off an entire month with her blanket statement.

Her excuses included Christmas celebrations, Christmas holiday camp, a few philanthropic charity events, company training for two weeks, Chinese New Year celebrations, etc. Not only was she busy, she was also apparently very virtuous.

The AM managed to pin her down to January 16, which was two days before our own holiday.

Given how these Zoom session have transpired, we had little faith that the case would be over in the first session with the judge.

Rental Scam: Couple Loses $7,000 in Property Agent & Assistant Scam – How to Protect Yourself

​Can experienced renters still be scammed? Apparently, yes.

A couple in Singapore lost $7,000 in a rental scam despite verifying their property agent's license and meeting his assistant for house viewings. They discovered the scam when they arrived to collect their keys and found two other couples who had also signed leases for the same unit.
​
The agent became uncontactable, and the couple has since lodged a police report. The police have advised the public to verify property agents through the Council for Estate Agencies (CEA) and avoid relying on listings from platforms like Facebook or Carousell.

Why Work Only with the Assistant?

They mostly communicated with the assistant. A clear lesson is to insist on communicating directly with the agent, unless the “assistant” is also a registered agent and you can verify their identity with the CEA.   

Also check their photo on the CEA website and make sure you see the face of the agent. Covid is over. It is a red flag if they refuse to take their mask off.

And of course check the original agent’s identity. Call their agency to verify their identity if you want to be doubly sure.

It is not clear in the article, but never ever transfer money before signing either the letter of intent or the actual tenancy agreement.

In these documents, the agent must declare the identity of the landlord and provide their IC number. You can check if the landlord actually owns the property at the URA website.

​Meet Them in Person

​You can actually spot a property agent a mile away from the way they dress. You can also check their ID badge issued by their agency and later call their agency to verify their identity. Make sure photos match.
It’s a little more assuring if the previous tenants moving out are still there and they are familiar with the agent showing you the property.
 
Verify, verify, verify, and go through the usual process of renting a property instead of trying to save time. The time saved will bite you in the behind later.

Recent Rental Scam: URA Alerts Homeowners to Scam Involving Fake Tenant Registration Letters

The rental landscape in Singapore can be hard to navigate if you’re not a property agent or not keeping up with news all the time. This report “URA warns of scam involving letter to homeowners requesting tenant registration” is something new that may catch landlords unaware.

In summary, the Urban Redevelopment Authority (URA) has warned about a scam targeting private homeowners in Singapore. The scam involves a letter falsely claiming to be from the URA, requesting homeowners to register their tenants by transferring a "validation fee" to a specified bank account.

The Great Expat Rental Scam in Singapore

At this point in time, we’re still battling our ex-landlord in the Small Claims Court, but we now have sufficient information on how the scam works. We hope this can help other renters out there to be careful when they are renting.

​What the Landlord is After

Ultimately, the landlord’s objective is to retain your two-month security deposit. This is not a small sum for anyone, no matter how wealthy you are.

​Who is Ideal for the Scam?

Who is less likely to request for their deposit back, if what the tenant is facing is months of court and paperwork at the small claims court?
​
You’ve guessed it: Expats, who might need to leave the country and not renew the lease. Many expats also enjoy generous allowances for housing and might not be too concerned about losing two month’s rent.

​Beware the Courtship/Love-Bombing Phase

Love it or hate it, landlords love having expats as their tenants, not only because they feel expats can afford their asking price, but also because of the reason mentioned above.

The agent will likely be very complimentary about your “profile”. They are very friendly, perhaps even suggesting you’d do things together outside of this transaction. They will tell you they are picking you out of many other renters because they really like you.

They make you feel so good you don’t even realise this is not normal.

​Evidence of Your Happiness

Our landlord made sure he took lots of photos of us looking happy with the house on the day he handed over the property to us.

These photos are kept and later shown in court to demonstrate how happy we were with the house.
​
This is completely irrelevant to the case we later filed with the court when the landlord refused to return any of our 2-month security deposit. But it’s a nice story to tell the judge.

​Not Changing Their Mailing Address

As part of the scam, the landlord will need to take photos of how you are using the property. Any slight deviation from how they handed the property over to you will be documented, if they have an opportunity to enter the property.

For instance, one tenant had a weed that was growing on the fence/boundary. The landlord took a photo of that and later claimed the tenants were ruining the property.

What does this have to do with the landlord’s mailing address?

This is especially problematic if you’re renting a landed house. The landlord will use collecting mail as an excuse to visit the property and document “abuse” in their eyes.
​
Always insist on the landlord changing their mailing address. You have a right to enjoy the property in peace, as stated in the tenancy agreement.

​Giving You Multiple Opportunities to Renew the Lease

In this scenario, you tell the landlord you’re not renewing the lease. You’d think that’s the end of it, but you’d be wrong.

The landlord will pretend you’ve never mentioned it and start telling you how they would love for you to stay. After a few more iterations of this, the landlord would finally stop offering.
​
This landlord will now be seething. That’s when the scam goes into full gear.

​Where Are You Moving To?

The scam relies on you leaving the country. The landlord will try their best to learn if you are indeed moving to another country.
​
Most expats leaving the country wouldn’t bother going to the small claims court to pursue a case to retrieve their 2-month deposit.

​Reluctance to Do an Inspection 2 Weeks Prior to Handover

A good practice before handing over the property back to the landlord is to have the landlord do an inspection 2 weeks prior to the handover date. This is to give you time to get contractors in to fix things before the handover.
​
When a landlord is reluctant to do that, the landlord doesn’t want to give you an opportunity to fix what they perceive as defects so that they can use those defects as arsenal in their case against you.

​The 3-Hour Handover

The length sounds ridiculous, but this is a key component of the scam. In this article, we’ve documented how the 3-hour handover works in favour of the landlord. But here are the highlights:
  • Landlord is mute or speaks very little
  • Photos of each tiny scratch or mark are taken
  • Landlord refuses to discuss defects on the spot

​Refusal to Return Security Deposit

The landlord usually has 14 days to return your 2-month security according to most tenancy agreements.

If the landlord doesn’t respond during the 14 days to your enquiries about how much the landlord is deducting from your deposit for defects, you would then know the landlord intends to keep the entire deposit.

You might get a response from the landlord after the 14 days has passed to tell you they won’t be returning your deposit, while producing “evidence” of you destroying the property.
​
To amp up the pressure, they might claim to have called the police on various unrelated matters. At this point, you will feel gaslighted if you’ve not committed any crimes. But the real objective is to make you feel fear and intimidation, and ultimately drop your request to have your deposit returned to you.

The Landlord’s “Defenses” in the Small Claims Tribunal

The time and effort required of you to make a case against the landlord is extensive and mentally exhausting. This is because the landlord will use a combination of magical thinking, character assassinations and threats to make their case, which you have to respond to, no matter how ludicrous their “evidence” are.

Again, the whole objective is to overwhelm both you and the judge with a barrage of irrelevant accusations so that you will feel like giving up the case.

At this point, if you do, the landlord has won and the scam has worked.

What to know before signing a tenancy agreement

Not all tenancy agreements (TAs) are created equal. Here are a few things to watch for before signing one so you can protect your interests.

The Council for Estate Agents (CEA) has templates you can use to see what a typical TA looks like. However, real estate agencies have their templates, which might be a little different from the CEA’s. It pays to compare each clause to see how the TA presented to you differs from the CEA’s.
​
Here’s what we would look at.

​Minor repair clause (MRC)

Notice that CEA’s template has left out the amount. Typically, the amount is between $120 to $300, depending on the size and condition of the property. Higher end properties with better grade fixtures and fittings might cost more to maintain.

Watch out for this:
Some MRCs differentiate between the call-out or transport charge from the repair cost. You are asked to bear this cost on top of the actual repair cost.

​In this example, your minor repair amount is $350 (on the high side BTW) and the automatic gate is not working well. According to the agent/landlord, you are to get the contractor down to inspect and determine the cause of the problem. They quote you $60 for the call-out.

The contractor arrives and proposes to fix the wiring for $400. You need the landlord’s approval since this amount is more than $350.  The contractor said he can come back on another day after you get the landlord’s approval.
​
You then ask the landlord for approval and they agree. The contractor comes back to fix it and you get a total bill of $520, which breaks down like this:
  • $60 – first call-out
  • $60 -second call-out + $400 actual repair cost

​Because your TA specifies that the MRC excludes call-out/transport charges, the landlord only pays $50.

Is this allowed? It is if you’ve signed the TA that has this amended MRC.

Consider this: Include a service level agreement in this clause. Some agents/landlords start taking their own sweet time to respond to your queries or getting the repairman in as soon as you move in. If you can get a service level agreement in where you specify how long they can take to respond to you or fix things, you should do it.
​
Some landlords take months to fix the list of things you’ve specified that need fixing during the warranty period, depriving you peaceful enjoyment of the property.

​Viewing of property

The typical TA states that you as the tenant is to allow the agent/landlord access to the property 2 months prior to the end of the lease to hold viewings with potential renters, with a minimum of 48 hours’ notice.
Some TAs call for 3 months. You need to decide if this is fair or acceptable to you.

​Problem-free period

One of the most important things to do after moving in is to come up with a property condition report as the tenant detailing the current faults and conditions of the fixtures and fittings.
​
This is typically 30 days. But if you are moving into an old house, it might be worth trying to prolong this period in the TA. It takes a while for some problems to surface, such as old aircon units, automatic gates, cookers/ovens, etc.

​Where is your landlord based?

This might seem like an inconsequential question, until you receive a letter from IRAS telling, not asking, you to pay the property tax of the property you’re currently renting.

Because your landlord is based overseas, they cannot claim property tax the way they usually do from a local landlord. They will suggest that instead of paying that month’s rent in full, you pay the IRAS bill in full and partial rent.

But my TA says I have to pay rent on time in full always, you say. What if you’re deemed in breach of contract by the landlord?
​
Mixing in slow responses from the agent/landlord and your enquiry with IRAS, you could be experiencing anxiety for days or weeks, trying to determine if you’ve run afoul of the law.

​BONUS TIP:
Some landlords continue to have their official mailing address in ICA listed as the property you are renting. This matters more than you think.

When the government issues CDC vouchers or other benefits for residents, they are sometimes disbursed based on “household”.

Your landlord may claim this benefit for your “household”, preventing you from claiming it.

There is no law against this action and you can try to appeal to your CDC or that disbursing organization, but if you can prevent this from happening in the first place, you should.
​
What should you do? Ask the agent if the landlord is doing this currently and negotiate. If there’s a need to, add it inside the TA as a separate clause.

You’ve Decided on a Place to Rent: What to Ask for Before You Sign

You’ve seen a place you think will do just nice, except for a few things. There are just a few things missing before you would call that place a winner.

It turns out that most landlords are actually open to making a few concessions to secure a deal. You can request for things to be added or removed from the place as part of negotiations.
​
What are the typical things renters ask for before sealing the deal?

White goods

​Washing machines, dryers and refrigerators are the most common things to ask for when it comes to appliances.

Other appliances may include ovens and dish washers.

You can of course try your luck with other appliances, but these are the most common.

Related to laundry is a clothes-drying rack. They can cost a pretty penny to install, so it’s an upgrade that not many landlords will agree to, but at the same time make the place easier to rent out, especially if the place is small.

Automatic gate

​If you are renting a house without an automatic electronic gate and you drive, you can try asking for one to make your life easier.

They cost thousands of dollars to install, so it’s an investment into the potential future earnings for the landlord.

Be strategic in your negotiation and you might just get it.

Painting​

​If the walls are not in good shape, it’s perfectly reasonable to ask for a new coat of paint for certain rooms or in fact the whole place. This is considered a basic requirement for any place you rent.

​Cleaning

These days it is rare that a landlord hand over a place that is not clean, as it’s always the previous tenant’s responsibility to clean a place when their lease ends.

If, however, during the viewing the place is not clean, you state this requirement during negotiations, just to make sure you have it in writing.

​Furnishings

Related to cleaning is the removal of furniture that you do not want.

However, some listings will state that the place is semi-furnished, which means during viewings you have to ask agents which pieces of furniture will remain.

Occasionally, previous tenants will leave behind some furniture, hoping the next tenant will take over, letting them off the hook from paying someone to remove used furniture. Feel free to keep them or request for their removal as you desire.

Vice versa, it is common for tenants to request for wardrobes or beds. They are considered major expenses and difficult to move from place to place, so tenants may request for such furnishings, especially if they are workers with limited budgets.

Curtains are also a cost and a hassle to procure, especially if the windows are odd-shaped or very tall. They are a great way to add personality to your rooms, so you’d have to weigh the pros and cons of getting them on your own.
​
Landlords are usually quite happy to provide them since you will cover the cost of getting them cleaned before you hand the property back.

​Assessment of major items

If the place is old and you forsee significant maintenance costs, you can request to have professionals assess the place, just to understand what your potential liability might be.

The automatic gate mentioned before can become problematic as this system is outdoors, subject to intense heat and storms. It could be worth your while to ask the agent if you can appoint a gate specialist to inspect the system before you agree to rent the place.
​
Another often overlooked items is the lightning surge protector. What can possibly happen is that during your work virtual meetings you are presenting and suddenly there is a blackout because there is a storm outside.
Again, if the house is old, it may be worthwhile getting a professional to take a look.

​Aircon

The aircon issue can be tricky. During your one-month warranty period, they can somehow perform well enough. It’s afterwards when the quarterly servicing starts (usually required of you in the tenancy agreement) that the contractor highlights that your units need a thorough chemical clean.

Chemical cleaning can cost up to $250 per unit. Could you have possibly avoided this cost if you had asked for this to be included in the negotiations with the agent/landlord?

Why the Agent Shouldn’t Also Be Your Landlord

What could possibly go wrong? Plenty.

Most, if not all of the listings in the property portals are posted by agents. There is no law in Singapore to prevent agents from not disclosing that they are also the landlord until the very last moment.

That moment is when you are on the verge of signing the Letter of Intent (LOI) or the Tenancy Agreement (TA).

By that time, you would likely have stopped looking at listings and arranging viewings. You would also have spent time and effort negotiating on the price, or preparing a list of things you’d like the landlord to work on for the place to make it liveable. You are quite invested at this point.
​
Just before signing on the contract, that agent tells you they are actually the landlord. You are surprised, to say the least. But at this point, you also think, that’s ok, isn’t it?

Landlords are not bound by CEA rules

The Council of Estate Agents (CEA) has legislation and guidelines for how an agent behaves when dealing with renters and landlords.

That agent who didn’t tell you about also being the landlord is not going to file this transaction with their agency, which also has rules.
​
This landlord is therefore not bound by any rules, other than what’s in the contract. Everything else not covered in the TA is the wild wild west and the landlord can possibly make your life an absolute hell.

The Return of Your Security Deposit

After the handover at the end of your lease, if you had the agent perform the handover, the landlord is supposed to return your deposit, less the amount agreed between you and the landlord for repairs and compensation for damages.

If for some reason your deposit was withheld unreasonably by the landlord, you still have an opportunity to pursue this matter with the agent, a last ditch effort before you go through the hell that is the Small Claims Tribunal.

Agents know what the market practice is

An agent with enough experience can advise renters on what the market practice is when it comes to renter and landlord rights. When something has broken down, they likely know if this is wear and tear or something to be fixed by the tenant.

If you are dealing with the landlord directly, things can get murky. That’s when trouble can start.

Agents have no vested interest in the property

Your landlord however, is thinking long term and they are counting every penny.
​
That agent is receiving a certain amount of commission for the duration of your lease, which is typically two or three years. They do not own the place. They can afford to be somewhat neutral and act as the middle-man. They are less emotional, and therefore if an issue comes up, your interactions are less likely to be confrontational.

How to protect yourself

To prevent from falling into a trap, here are a few things to ask the agent during a viewing:
  1. Are you the landlord?
  2. Are you related to the landlord?

​Run, run, run for the hills if the answer to either question is yes. You will no longer be dealing with an agent who is bound by rules and legislation.

The Dummies’ Guide to Renting in Singapore

​All I knew was that I needed to sign a tenancy agreement. Maybe I was unlucky, but my first renting experience was a nightmare I wouldn’t wish on my worst enemy. Now wiser and older, here are the basics to renting a property in Singapore.

​Location, location, location

​If you have ample time, you might want to research potential development or construction in your neighbourhood if peace and quiet is extremely important to you with the Singapore URA Masterplan.

It’s hard to predict which unit will undergo renovation if you’re looking at apartments, but if you’re looking at landed properties, you can check if nearby houses are very old and have a potential to be rebuilt.

A telltale sign is if the car/s in a house are expensive, but the house is old. There is potential for a rebuild.

​Is it a Scam?

But before you sign any document, perform these checks to protect yourself.
  1. Firstly, check that your agent is whom they say they are at the CEA website.
  2. Secondly, check that your landlord is the owner of the property at the URA website.
  3. Thirdly, check if your landlord has been involved in disputes in the Small Claims court.
Once you have been reassured that all parties are who they claimed they are, it should be safe to sign official documents.

​Letter of Intent (LOI)

Even before signing the Tenancy Agreement (TA), if you’re starting your tenancy much later, some agents will ask that you sign a letter of intent first. There is a one-month deposit to be paid by you to secure your right to rent this property and it’s not refundable.

This allows you and the landlord to stop your searches. You then sign the TA weeks before the start of the lease. While both parties have the option to break the LOI, this rarely happens.

You Need to Pay Stamp Duty

In Singapore, tenants are required to pay stamp duty on their rental agreements. The amount of stamp duty depends on the total rent and the duration of the lease. Here are the key points:
  • Lease period of 4 years or less: The stamp duty is 0.4% of the total rent for the lease period.
  • Lease period of more than 4 years or for any indefinite term: The stamp duty is 0.4% of 4 times the average annual rent for the lease period.

The Council of Estate Agents (CEA) website has useful templates you can refer to if you’re wondering what this contract typically looks like.

Read every line! It’s important to read every line of the TA your agent/landlord presents to you. Never go into a TA blind, thinking it won’t differ from other TAs. All TAs are slightly different, especially if your agent is using their agency’s template, where they have their own lawyers. Knowing what your obligations are makes a difference to your bank balance.

​Protect Yourself with a Property Condition Report

Regardless of the condition of the property when you move in, be it immaculate or run down, it’s extremely important to document its current state within the warranty period (usually the first month).

The CEA website has a template you can refer to, but you can document it however you want, as long as you do! Take plenty of photos and even video.

You have no way of knowing how meticulous your landlord is during handover at the end of your lease. If you don’t have proof that that scratch was already there when you first moved in, you might be held liable to get it fixed at the end of your lease.

In July 2024, guidelines from the Singapore Estate Agents Association (SEAA), an industry group, call for rental agents to collect commission fees from tenants, while landlords pay the agents representing them.

In the past, rental agents would request for co-broking with the landlord’s agent.

Suddenly, the agent/landlord is not responding as quickly as before. Days or weeks go by before you get a response to a question. The landlord is dragging their feet fixing the list of things you’ve reported on during the warranty period.

What can you do? Not a lot. 

Unfortunately, there is no service level agreement (SLA) in the TA. Unless you’ve had the foresight to specify an SLA, you’d have to tolerate this behaviour, at least until you’re sure they’re never going to respond to you, in which case you might call the agent’s agency or CEA to verify your agent is still alive and kicking.

​Things Start Breaking Down

In any home, things start to break down due to wear and tear, no matter how diligent you were about testing the fixtures and fittings during the warranty period.

Issue crop up when something needs fixing and you start to wonder, am I responsible for fixing this? Is this a structural issue that the landlord needs to fix? What's considered a minor repair?

Things get really murky and unpleasantness start to creep into your tenant/agent relationship. Now that you’re “married” in the TA, you can’t just walk out, which is arguably worse than a real marriage.

The reality is that as a renter, you’re at the mercy of the landlord. Not many can afford to hire their own lawyer to draft a tenancy agreement that is protective of the renter.

Your Lease is Ending – Here Comes the Handover

This part can be extremely tricky if your landlord is finicky or trying to run a scam (not returning any of your two months deposit), or it could be a smooth process if the agent/landlord is reasonable, depending on good you were as tenants.

Watch for this – if your agent/landlord turns nasty after you say you were not going to renew the lease, there is a high chance your handover will be complicated.

Two weeks before the end of the lease, schedule an inspection with the agent/landlord to determine if there are any repairs to be made.

If the agent/landlord doesn’t even want to perform this inspection, that’s another red flag.

Typically, handovers will take between 30-60 minutes. If it goes on beyond that and the agent/landlord refuses to discuss potential deductions from your security deposit, and you do not agree on the handover report on the spot, that’s another huge red flag.

Very likely, your landlord will want to keep your entire deposit and claim that you’ve destroyed the house.

If you indeed have returned the property in good condition and have offered to cover the cost of further repairs but the agent/landlord refuses to entertain it, your only recourse is the Small Claims Tribunal.
​

Red flags to watch for during viewings for renters

It’s virtually impossible to find out everything during the first viewing for a rental, but there are things to watch for if you want to make your life in the new property less troublesome.

Usually, what you see is what you get. Ask the right questions to prevent unhappiness later on, even if you’re only staying for 6 months.

The single most important question you should ask

In our article, “Why the Agent Shouldn’t Also Be Your Landlord”, you’ll discover why signing up directly with a landlord can be a really bad idea.

Therefore, the first question you should ask of the agent is: Are you also the landlord?

If the answer is no, the follow-up question is: Are you related to the landlord?
If the answer to the first question is “yes”, make your way to the exit.

If the answer to the second question is “yes”, you have a choice of whether to walk away. Don’t forget that the agent ultimately works for the landlord, but being related to the landlord makes them even more biased.
That’s for you to decide.

​What can affect your bottomline?

Utilities are a significant monthly cost in Singapore, especially when it comes to air-conditioning. If you plan to use the aircon everyday, pay attention to the aircon units.
​
Where are the units placed in each room? Are they facing a corner of each room? If so, they will not be efficient in cooling the entire room and you’ll end up waiting a long time for rooms to cool down to sleep or work in, in addition to adding to your utilities bill.

If you get afternoon sun in the room you are sleeping in, the situation is even worse.

Another situation to watch for is a living room with two units. If they are placed at the exact same height, be aware that the internal hosing needs to be arranged so that water can drain in the right direction, and not result in a leak.

Your landlord is not going to be inclined to fix this if you discover this after the warranty period, which is typically one month.

Older properties can present issues

There are countless things we can list, but in older properties, other than the usual wear and tear, there are things you can watch for, especially if you plan to rent a house.

Is the lightning surge protector still working well? Is the automatic gate still working well? You won’t be able to know these things until well after the warranty period is over.

An obvious question would be – Is the landlord open to having inspections done by professionals before you sign on the dotted line?

If the agent/landlord is amenable, you can engage a contractor for each item to perform an inspection to give you an idea of the condition of that item. You are then more prepared to accept the condition of that item and anticipate the potential costs involved in maintaining it.

​How obsequious is the agent?

In a landlord’s market, this is something to watch out for. Are they telling you they really like you? Are they implying that you will be friends in the future? Are they praising your “profile”?

If the property is sound, it will sell itself. You shouldn’t feel like the agent is trying to pursue you, or making concessions to get you into the property. Something is wrong, and you won’t know until you are many months into the lease.

For Ease of Daily Living, Look Out for These When Renting

It’s really easy to overlook everyday, ordinary things that would affect your enjoyment of the place you are renting. These little things add up, and they simply make your day a bit harder, each day, every day.

This list is not exhaustive obviously, since they are based on personal experience, but this is a good place to start. You deserve a good quality of life!

Power outlets

​Are there enough, and are they where you need them to be?
​
If you like a neat and organized place, then it would really frustrate you to see extension cords everywhere, not to mention these are not cheap to buy. It’s also a pain to clean around these cords.

It would not be out of the ordinary to ask for additional power outlets to be installed during the negotiation phase.

Water pressure / taps / shower heads

​If you have any experience with low water pressure from taps and shower heads, you will understand how irritating it can be.
​
Whether shampooing your hair or washing dishes or filing up the water filter tank, minutes are wasted everyday, time you could be spending on doom scrolling or watching Netflix.
If this matters to you, you can certainly request to test the taps during viewings.

Bidets

​​Remember that first time you travelled to Japan and experienced bidets? I know it was a transformational experience for me.
​
It’s something simple that will just increase the quality of your life. It’s also something you can request for during negotiations that doesn’t cost much for the landlord.

​White goods

​Most landlords will provide white goods such as refrigerators and washing machines, etc. But have you noticed it they are energy or water saving models?

The Singapore government has been giving out climate vouchers to households for years now to encourage people to switch to energy/water saving models.

If the appliances you’re going to rent has old appliances, it’s not improper to ask the landlord to replace them for new, more energy/water saving models, since landlords have these vouchers. You will end up saving money in utilities, which can be a big part of your budget.

​What needs to be serviced/maintained regularly?

In Singapore, a common request from the landlord is for the tenants to maintain and service the aircon units on a quarterly basis. What else needs maintenance and servicing?
​
Some landlords also want pest control maintenance (maybe due to past infestations; can cost upwards of S$500 annually), and this will add to your bills. If actual pests are found and removal service is needed, this is an additional cost apart from the annual maintenance. Do you really want to face this possibility?

​Other miscellaneous things

​There could be a lot of other miscellaneous things that can affect your bottomline and quality of life and I’ll offer this last and probably inconsequential item – remote controls.

A new aircon unit remote control from a reputable brand can cost up to S$50 each.

Just by noticing small details like that during viewings can potentially save you a lot of trouble in the future. Do sweat the small stuff!
